Grounds

The “SAGOP” area is located in the northern periphery of Wałbrzych. The terrain is industrial, undeveloped and covers an area of about 119 hectares. The Wałbrzych Commune owns most of the “SAGOP” plots. During the 1st Phase of “SAGOP” preparation a real estate 30,4678 ha in area and a plot 13,209 ha in area – owned by PPW Sp. z o. o. – was given the status of the Wałbrzych Special Economic Zone. The Park’s lot will be divided into five smaller sectors (Plots nr: 10, 11, 12, 13, 14), four will be offered as real estate (green-field). The production and warehouse hall will be built on plot number 13.

Transportation networks

  • Roads:

The real estate will be connected with Jachimowicza Street, running approximately 1.5 km from National Road number 35, through approach roads number 1, 5 and 6, which will be build by the Wałbrzych Commune.

  • Railway connections:

4.5 km from the plots there is a freight train station - Wałbrzych Szczawienko – located along the Wrocław – Jelenia Góra route.

  • Nearest airports:
    • Wrocław - Strachowice – 65 km
    • Mirosławice – 37 km

Development conditions

The Local Plan of Spacial Development (MPZP) that is currently in force was passed on the 30th of September 2004 by means of City Council Resolution number XXIX/90/04. The real estate in question is marked A.3 P/U and B.9 P/U on the municipal plans. The city has issued permission for production and service facilities to be built on the terrain.

Existing facilities

  • Electricity

A Main Supply Terminal (GZP) is located on the WSSE Wałbrzych terrain, with a power reserve of 25 MW – the station’s further development is being planned. Connection fees depend on the electric power to be supplied and the main and/ or reserve supply. The electricity supply is provided by EnergiaPro. The investor bears the connection fee, amounting to 25% of the connection costs borne by EnergiaPro in the case of a basic power supply, and 100% in the case of a reserve supply. The connection period lasts a maximum 18 months, dating from the signing of the connection agreement. A connection to a 1.2 MW power supply in the Orkana Street region is possible – this concerns providing electricity to the construction site.

  • Gas

A gas reduction and gauging station is located on Uczniowska Street, with reserves of approximately 5000 m3/h. The station is located about 1.5 km from the real estate in question. The connection period averages from about 8 to 12 months, dating from the signing of the connection agreement. The investor bears the costs resulting from connecting to the gas network (connection fee) and connection assembly. The diameter of the pipe depends of the amount of gas to be supplied, and effects the connection fee.

  • Water supply system

A water supply system (225 mm in diameter) runs along Uczniowska Street. The pumping station is undergoing a modernization process, so as to improve the water supply conditions.

  • Sanitary sewer network

Near the real estate by Uczniowska Street – in the direction of Orkana Street – there is a newly built sanitary sewer network (300 mm in diameter), capable of handling the sewage from the real estate area.

  • Storm drains network

The storm drains network (300 – 600 mm in diameter) runs along the same track as the sewer network. Water drains into the Poniatówka River.
